Full Family Home Reconfiguration Including Side Extension and Garden Room

This project was for PPA Architecture.

The project  involved extensive reconfiguration of this cottage, originally 2 worker cottages into one beautiful family home.

We also built the side extension to link the house to the garage creating an amazing garden room to enjoy all year round.
The landscaping was also organised through us for one of our partner contractors.

This project took a total 30 weeks to complete.

Single Storey Extension for Open Plan Kitchen and Dining

This project was in central Oxford, it involved building a single storey rear extension to allow for an open plan kitchen & dining area.

We also built a side extension to link the main house to the garage to allow for a new downstairs bathroom. From the bathroom, you can access the garage which we converted into a bedroom and a utility.

The total length of this project was 20 weeks.

Kitchen and Ground Floor Extension

This project was for Nicola Richardson Architects.

It involved opening up the existing kitchen by removing the downstairs toilet and building a side extension. We part converted the garage to allow for a utility and the side extension allowed for us to build a new downstairs toilet and expand the kitchen. This is phase one of a number of projects for the client.

We installed bifold doors and the new kitchen and finished it with this beautiful Amtico herringbone flooring.

The project took a total of 20 weeks to complete.

Architect designed L-shaped extension

This project was designed by local architect Peter Pritchard it incorporated the original extension to the property but involved installing lots of steels to open the downstairs up and include an 'L' shape extension. The project took a total of 20 weeks to complete and included installing a new toilet under the stairs, removing the downstairs chimney and installing a new window. The extension included a new utility’s Velux roof windows, a side door and bifold doors to the rear.

The floor was finished off with beautiful bamboo flooring. Once all internal work was completed we installed a new path to the side leading up a new patio all laid in Indian sandstone. The external of the new extension was finished with a silicon k rend colour system.

Renovation of 3 bed property

This project was a full renovation of a 3 bed property in Headington quarry it also involved building a large single storey modern extension on the back of the property. The whole house was stripped back to brickwork inside and all ceilings were taken down, we ended up removing all the suspended floors downstairs and replacing as the original floors were rotten, we installed new electrics and a new central heating system. The whole house had all its windows replaced for new modern anthracite grey aluminium windows and the extension had large bifold doors and a roof window. Upstairs had a new modern bathroom installed including a walk in shower. The whole house had oak flooring installed throughout. Downstairs we removed the old separating wall and rear wall to allow for an open plan kitchen diner incorporating the new extension. We installed anew kitchen and utility plus the addition of a toilet under the stairs. The garden was then landscaped including a tiled patio and grass area. We installed a new fence and gravel the front drive.

The external of the extension had a K Rend finish anthracite grey cladding and external spot lights. This project was especially large it involved the removal of the existing full width conservatory and base. We then built a full two storey rear extension 6m x 11m wide to create a huge downstairs open living area consisting of a kitchen dinner and lounge.

Brick matched loft conversion, white windows and oak flooring

This project was to build a new room in the loft for the owners. It involved a brick match side hip to gable conversion and a rear dormer clad in matching roof tiles with white aluminium large windows to both the new bathroom and the new bedroom.

We allowed for hatches around the room to access the new eaves storage. They went for a very contemporary shower room, with oak doors throughout the property and beautiful oak parquet flooring in the new loft room. Because of the limited space within the loft we installed sliding pocket doors which worked out beautifully.

Large single story extension

This project was also for Peter Pritchard Architecture. It was a large full width single storey extension to a large property on Woodstock Road Summertown, Oxford. The design was for a modern, modular extension comprising of an aluminium seamed roof,
aluminium cladding and large 10m sliding doors. To achieve this we had to take out the whole ground floor rear external walls and install steel work to support the existing building and the new structural 34 steels in total. The new extension also incorporated 3 large roof lights and a side door. The internals of the new extension included under floor
heating finished with large 60x60 cm tiles; we installed a new modern kitchen, we also installed a log burner in the existing fireplace. We installed new steps, patio and path to the side.

We also carried out a full rewire and installed a new combi boiler and heating system.

Three storey extension

We have completed 2 different projects for the owners of this house, the most recent being a hip to gable loft conversion with the addition of a full width rear dormer clad in black anthracite zinc.

We completely stripped the roof and refelted and tiled it to make it look brand new. The loft itself had large rear aspect sliding windows supplied by IQ Glass. It contained a separate walk in shower and
WC.

We also relocated the boiler to the loft and installed a mega flow unvented cylinder to cope with the extra demand which goes with adding an additional bathroom.

4 bed 1930s house renovation

This Project was a complete renovation of a 1930s 4 bed house in Headington. To accompany the renovation we also added a loft conversion, additional bathroom and a rear extension. The whole project took 8 months from start to finish.

In the main house all the plaster was stripped from the ceilings and walls. The whole roof was removed to construct the new loft room, we then installed new electrics and plumbing systems. The renovation included the installation of 4 new bathrooms and a new contemporary
kitchen and utility.

The client wanted to keep the original features of the house so the downstairs floors were sanded and restained as the stairs were all sanded and restrained. The architrave, door liners, skirting and doors were all remade to keep the character of the house and then stained. We then had all the windows remade to the same style but to incorporate double glazing and had all the ironmongery sandblasted and repainted. Once the main house was complete we installed a large patio to the rear and oak porch and driveway.

Our Lady of Lourdes

This Project was for a church in Wheatley. The roof of the chapel of rest was completely rotten and needed to be stripped off.

This involved installing new roof rafters and building the side of the property up using matching locally sourced stone. We finished the roof off with a sarnafil rubber,  lead detailing to the front fascia’s
and original cast downpipes and guttering.

Complete house renovation

This project was especially large as it involved the removal of the existing full width conservatory and base. We then built a full two
storey rear extension, 6m x 11m wide, to create a huge downstairs open living area consisting of a kitchen diner and lounge.

We installed 2 black aluminium bifold doors and matching black side windows. Downstairs also had a toilet, built in utility cupboard and boiler cupboard these were all hidden away very cleverly using flush push doors and flat floor to ceiling panels.

Upstairs we increased the size of the 2 main bedrooms and installed 2 ensuite bathrooms both with beautiful marble tiles. In the loft we completely removed the roof and built a new ensuite bedroom. This involved bringing in large numbersI of steels to support the new structure. We then installed new roof rafters, new felt battens and Spanish slate tiles.

2 Bed Renovation

This Project was a complete renovation of a 2 bed, end terraced cottage in Botley, We started by stripping all the ceilings and plaster off the walls, this then uncovered a few structural issues which we had to rectify.

We then removed all the walls upstairs to change the layout and make it a 3 bed. In the main bedroom we installed a vaulted velux roof light. Downstairs we removed the internal supporting wall and replaced with a steel beam to make the downstairs into an open plan living kitchen area, this also included a small side extension. To give the property more height downstairs the client decided to expose all the ceiling
joists and paint them white the paint had to be fire proof to comply with building regulations.

The house was then finished with oak flooring throughout and a painted staircase. It also has new black aluminium windows and
doors throughout.

Extension and Garage Conversion

This Project was to take out a central supporting wall and turn two existing rooms into one large open-plan kitchen diner.

We also completed a convesion of the garage making a new ground floor shower room and music room to the front of the property.

The whole project was completed in 16 weeks.

Ground floor Renovation & Extension

This Project was for PPA Architecture.

We undertook a full renovation of the downstairs of the property; including a lean-to extension to the front of the building. We made room to extend the kitchen and make way for a downstairs utility room and toilet. The renovation included re-plastering and installation of Kardean flooring to the new kitchen.

We also rewired the whole property and installed and new heating system.

To complete the works we installed bamboo flooring the rest of the downstairs and  upstairs of the property.

The whole project took 14 weeks to complete.

Damp Repairs, Reflooring and New Windows

This project was for a regular client of ours at their rental property.

The client was concerned about damp inside the property, and upon our inspection we found that all of the floor joists were rotten and the original damp course had failed.

We advised the client that the best option would be to install a solid floor, insulate and add a tanking system to the inside walls to prevent any further damp issues.

We also replaced all the old windows with new Origin Aluminum windows and replastered.

The house was finished with new oak flooring installed to the whole of the downstairs.
